Hi everyone.

I am 36, and my husband is 43. We live in California.
Our HHI for 2007 was 86K.
Through our employer (we both work for the same company) we both contribute to Calpers, CALPERS ARSC, and ICMA.

2008 goals are to contribute more to our ICMA, and
pay additional principal to our primary and rental.

As well as save to our MMA.
No auto loans or credit card debt.

Retirement goals is to buy at least 1 more rental, hopefully 2. Maybe 3?
We are looking to retire in 20 years.

Welcome Marie and good luck with your planning.

I think if I were you, I would consider investing outside of your Calpers etc (i.e, in taxable stock/bond account) , so that you could use those funds to retire sooner. I would do that before investing in more rentals. It seems (in our area of California anyway) the ROI on rentals is not nearly as good, on average, as the stock market is (over time). Personally I got out of the rental market some years ago...I just got too tired of cleaning up after people and constantly being called to do repairs (that only needed to be made because the renters did not treat the property as if it were their own).
