Ah, didn't know y'all were moving on. If you are not planning on staying in the house long then yah, I agree it's not worth the hassle/cost to refi.

Hi Dr. L!

Welcome to the board. If you have maxed your tax deferred accounts, I think you should consider investment real estate. It might be another good job for hubby . I know some people on here don't agree with this (and that's ok), but done properly it can speed up your retirement or increase your NW at retirement. One option is to buy a 'second home' that you can rent out along the way. This is how I started and I ended up with 4 of 'em. IMHO, it's harder now, with the rapid rise in RE prices, but probably deals can be found. Anyway, that's what enabled me to retire at 36!
