Rental Property Management Software Question

Just wondering if anybody could suggest a really good and user-friendly rental property management software. I currently use MS Excel and Microsoft Money but I'm sure there are better products that offer a more customized approach to managing multiple properties. Any hands-on experience out there?

I've looked at a number of different options but have been too cheap and too entrenched to try them out. Quicken, a very simple Excel rent log, a file drawer with files for each place and each place's contracts, and a memory - that's all here.

I am finding that having a scanner with a document feeder has been invaluable in keeping track of all the multiple-page documents. I have not upgraded to Evernote Pro, but anything like an Evernote or OneNote would be an incredible combo with a scanner.
