Advise for short-term, easliy accessable investing

Hello all!
I'm looking for some help on deciding what is the best way to temporarily hold about 50K. I'll be getting it from the sale of a property and be looking to use it to purchase another property sometime within the next year. It will need to be readily available, but I would still like to make the most of it while I have it... 8)
