Anyone familiar with RealtyShares investing?

I heard about this group through a podcast I listen to often.

Investors buy shares in private real estate investments. In order to gain access to their website you must first register and provide email and phone #.
Due to existing securities regulations, investment offerings are viewable only to accredited investors.
They have secured and unsecured investments available.
I am interested how one would go about evaluating such an investment?

Why not just buy regular REIT's , at least you know you could sell them later on the open market as easy as any regular stock (which they are).

I'm on their email list but that's about it. I don't know anyone that has actually participated in one of these purchases.
