No more "cash" or no more anything? With $10,000
cash, some brains, some work and just a little time,
you can still make a fortune in real estate. You can begin at
any time and are limited only by how much you wish to work at it and your imagination. This one is a slam dunk IMHO.

Take it to Vegas. Put it all on black on the roulette wheel.

Afterwards get a job.

Assuming you are talking about a scenario were the investor has a very high risk tolerance, I would probably use the money to set up a small business.

Good answers! In 1990 I bought a manufacturing company. Along with all of the usual assets, the company also owned the building it was in, three (3)
40s of raw land, two (2) office/retail stores and an apartment. I bought the whole works using -0- cash out of pocket. Four (4) months later I added a product
line that I acquired from a large aerospace company.
Again, I used -0- out of pocket cash.
It's called a leveraged buyout. Not that hard to find if you know where to look. The same principle applies
to buying real estate in general.

Either, both, all! Bottom line, with 10K, some real estate
knowledge and some guts, it can be done. Frankly,
I know of no single area of investment which
(by using leverage) offers so much upside for so little
investment up front. This is not just theory. Although
I never got rich, the potential was always there.
I ran out of desire and energy at about the same time
the ER bug bit. It gets easier and easier for me to
ignore the opportunities. I suppose they were always there. When I was young I didn't have the knowledge to recognize them. Now that they are easy to spot
I don't want to do the work.
