Tax Deductible Closing Costs

Tax Deductible Closing Costs

Does anyone know which items are tax deductible for the seller/buyer at closing. Are the realtor commission, points/origination fee, attorney fees, appraisal fes etc deductible. Does it matter if the property is a personal residence or a investment property?
