New Sunroom

Life after FIRE just got a lot better for DH and I. Here's our new sunroom. We love it.

Got that right Rich. A project like this is much easier to accomplish after retirement for all the reasons you mentioned and more.

We're so glad we had the sunroom put on our place. We love our home but it's small, very old, and kinda dark. For homebodies like us, a room like this makes the place so much more cheerful.

The sunroom is "four seasons" meaning it has insulation all round plus heat and air conditioning. With the weird weather we've had in Virginia, we've had a chance to test the heat and AC out. Stays cool in hot weather and warm when it's cold.

Speaking of houses, kind of looking around for a 2nd home on the AL coast. Might eventually become my primary home. But here are a couple of pics of the sun room. Looks nice but one thing that looks odd is the roof looks flat. I wouldn't think that is a good thing for water runoff. Any opinions on that being a problem? Purron's sun room has a nice pitch. The patio home is a good size for me, about 1500 sq feet not including the sun room. Actually a little big, but hard to find patio homes much smaller in the area I'm looking.

Although the roof may look flat from the exterior shots, it appears to have a slight pitch if you look at the upper left photo of the interior.

Above the window shade (on the far side) immediately beneath the ceiling, you can see a long thin triangular shape of 'wall' which would indicate that the roof has a pitch to it.

It's not possible to determine the quality of construction materials used in the sunroom in your photo but it looks a lot like the sunroom we had in a house we once bought in FL. It was beautiful and great in cool weather but the windows weren't double pane and the roof was so thin and poorly insulated it was more like a sun oven than a sun room. Had a decent sized separate thru-the-wall AC unit but it couldn't keep up with the summer heat - the room was unusable on sunny summer afternoons.

Oh, and rain on the roof was so loud you couldn't hear yourself think...

The realtor said(email correspondence at this point) the room has a separate a/c unit. If I got serious, I would ask to see the utility bills. That would tell a lot. In fact, I may go ahead and ask about insulation and for any info he may have on utility costs.

Just poking around at this point. Might go down next week to take a look at a few.

Maybe, maybe not. We never used the room or the AC in it during the summer so our electric bill didn't reflect the problem.

My advice is to get a showing during a hot, sunny afternoon and check it out first hand.

Very nice! Did you hire an Architect to design it or did the Contractor or did you design it?

It is a very nice design -- the inside/outside concept is quite nice.
