Still, one will need much more than average to retire in a HCOL area with those home prices vs here in a MCOL area where any 2500 sqft. townhouse in my development can be bought for under $200k...go a few miles outside the city limits & an older home that size is closer to $100k.
And given the annual 'spend' necessary in a HCOL area one probably won't be able to qualify for ACA subsidies whereas in cheaper areas one's required annual 'spend' is often low enough that mAGI can be managed for hefty ACA subsidies pre-Medicare.
