I'm in SoCal too and have 7 rental properties out of state. If you get a GOOD property management company it can work really well. The one I use takes care of everything. I'm really happy with them. The checks are deposited from the tenants directly into my account so no chance of stealing funds. The company rehabs the properties, sells them with 20% built in equity and pays for any repairs needed the 1st year (they do really good rehab work so they know the chances of having repairs the first year will be small.) I'm really pleased with them. What's cool is the prices are sooooo cheap compared to here. The most I've paid for a property is $56000 (turnkey) and the cheapest is $8500 (pre-rehab). These properties are in decent working class neighborhoods too. Not 'the hood.'

I was a long distance landlord with a property in northern CA. I used a property management company for about 6 months out of the 13 years. Property management companies suck. I only made it as long as I did because I had a handyman neighbor to help out with stuff.

Read the recommended books and go visit the Mr. Landlord Question and Answer discussion board http://bbs2.mrlandlord.com/ . This will give you insight into the crazy crap landlords deal with on a daily basis and ensure you are going into this with your eyes (and wallet) open.
