I bought trailer parks when I was young and took loans from the sellers with what I could afford down. The parks had 130 spaces with park owned trailers and some apartments. They make about 20% a year but the best part is carrying the note at sale. The bank will only loan on the ground so the income produced as a business cannot be borrowed on. I’ve been carrying notes for 15 years at 8-12%.
