Hi...I'm new to the message board after stumbling across while searching for a particular forum. Any assistance would be greatly appreciated!

Here's the scoop:
Retired and live in the south, but love the Colorado outdoor winter activities as we are very active. We want to spend 2 months at a ski resort that we have been visiting for the past 9 years or so. We realize this is "prime" investment income time for condo/home owners but we can't afford the "seasonal nightly rate" for 2 months! (Crazy expensive!)
I'm hoping to find a "snowbird" accommodation where the owners have traveled south for the winter and are willing to rent out for a couple of months.

Would anyone know if any website/forum exist for this type of search? Of course I have searched VRBO, HomeAway and local newspapers but keep coming back to the "seasonal nightly rate" scenario. Any suggestions:confused:?
 
Just my opinion, but I think most people who live in ski country do so because they like to ski, so the peak of the ski season will always be costly. If you're firmly set on one particular ski area, then your only other option is likely to be looking for a town that is just within driving distance instead of near the area.
 
You might see what the rental rates are for the whole ski season. I know a bunch of people rent in Tahoe like that

If you go there yearly for 9 years now, and stay 2 months. It's probably more economical if you bought a time-share or some fractional ownership.

We on occasion vacation in Colorado, and booked a ski resort area condo for this year's off season in late July through VRBO. I did some due diligence on the place before booking, including looking it up on the county real estate records online. At the weekly rate for February (other than spring break the highest price) assuming two full months stay, in 9 years the rent accumulates to 31% of the value of the condo according to county records. Off-season rates would accumulate to about half of that over the same time period. Only one sample of course, but I suspect it is fairly representative of the area. This particular one bedroom condo, I'll call it upscale (it is for us anyway - and what the hey, it's a vacation) is valued around $500k.
 
Colorado does have a problem finding housing for workers in resort cities. The income of lift workers, restaurant help and hotel cleaners won't allow for them to live in places like Aspen. People often have to live in places 30-40 miles away and drive into work.

You may be limited to driving into your favorite ski area--and finding some place to stay out of the area.
 
Why don't you ask an owner of a property that you are interested in on VRBO or Homeaway or whatever what they would charge for a two-month rental for the period that you want. I would think they would provide a nice discount in that they don't have to worry about vacancy or transitions of weekly renters or cancellations if it is a poor winter.

I know in snowbird areas that monthly rates are less than 4X weekly rates.

I have done a lot of research, and yes, we should have bought in years ago and did not take the plunge:(. It's really a huge decision....I feel that we may have to go right outside our desired area. I know employee housing is really in a bind right now in this area. However, affordable housing is in the works for them ! Yeah!

I had an aquaintance (plus his GF) doing "daily commuting" routine during ski season few years ago, I think from one of the "Extended Stay America" hotels in SLC area to Alta.
Maybe there are reasonable priced extended stay hotels nearby? I think their rates were around $1300 per month, and more if they requested housekeeping.
