    Class of 2016

So in 2011 I posted this: In 2012: In 2013, I didn't post on the topic, but I'd have said 2017 still. Now in 2014, I'm back to my guess of 2016, and it's looking like that's about 90% to happen. Just two more years. It'll fly by, considering only two years left and this thread was started...

    NFL

It's actually a fairly common thing - Denver is doing the same thing. Go Hawks!

How to assess risk on rental RE vs. 60/40 AA?

One thing not discussed very much in this thread: the question in the title. That is, how do you assess the risk? You can get an 8% cash on cash return net of all expenses, management, etc.? Okay. That's an average, and doesn't take into account some years will be good, some will be much...

This forum may have ruined my life

Math? It's apparently based on a 3.3% SWR. If they used a 4% SWR, you'd change that 30k to 25k.

    Nords' book ...

Thanks for being up front about it. Some other sites that sold hid the fact and beat around the bush and let the site decline under the new management. I'm glad you found a buyer that seems to fit well, rather than a corporate one that just wants to suck it dry. Congrats!

Buying service credit on a PERS pension

Wouldn't then your current tax rate and expected tax rate at retirement mean it may be beneficial to do it one way or the other, and it'd only be a wash if the rates are the same? Purchasing them pretax would be better if you expect a lower tax rate in retirement...

What would you tell your 22 year old self?

Or OP proved it correct by not listening.

Y Generation to Affect Future Stock Returns?

Excellent point. And here's the thing about the stock market: it's ownership of businesses. If Gen Y doesn't invest as much, that just means you'll get those companies at cheaper valuations and your yield on cost will be higher. That's a good thing for an investor, not a bad thing, IMO.

    More Current Personal Finance Books

I enjoyed the original quite a bit, but felt the sequel was very disorganized - he was just rambling and jumping between topics frequently. For someone who already was familiar with the topics, it was fine. I wouldn't recommend it to a beginner, unlike the original (which I would).

Those who plan to ER in their 30's/40's...are you unfulfilled by your career?

I'm planning to FIRE in my early 30s. I love my job. I enjoy going every day. But that doesn't mean I can't think of other things I want to do, try, and spend time on. By the time I FIRE, I will have been working for around a decade. That, to me, is plenty of time to do something, even...

    Two free ER e-books

I don't think there's a download limit, but a time limit. OP states they are free through Wed. June 5.

Poll: Would you stop to pick up a penny?

Here's an interesting XKCD What If? article about carrying around pennies in your car and picking them up. http://what-if.xkcd.com/22/ Read it. You'll find it interesting. :)

    Begging

What an epic 1,000th post Hamlet. I particularly enjoyed: Thanks for the laugh.

    Words You Hate To Hear

"It is what it is." What a useless tautology that somehow became popular.

Poll: Would you stop to pick up a penny?

You shouldn't talk about yourself like that! ;) I definitely wouldn't pick up a penny. Probably not a nickel, maybe a dime. Those would depend on the circumstance. A quarter is the lowest denomination I can say I'd "definitely" pick up.
