Bank is refusing to remove PMI on 78% LTV mortgage without a home inspection

We'll find out. To be fair, the first letter (at 80%) came pretty quickly, in less than a week. So, I don't expect it take the full 30 days, but we'll see. Oh, and I think they said they have up to 30 days after the appraisal to respond as well.

Is this a joke? Mice are everywhere. You can't escape them. You'll go broke if you're trying to run from mice by moving every time.

Auto claim after death of policy holder

I had rodent (chipmunk) damage to my truck a few years ago. I didn't realize it at the time. All I knew was that my truck threw a bunch of codes and power was greatly diminished. I was near the Ford Dealership, so I limped there and dropped it off. They plugged in their code reader and told me...

Bank is refusing to remove PMI on 78% LTV mortgage without a home inspection

I do understand that maybe the bank does have its hands tied... Maybe they sold the loan. I don't know. What I do know is that they are the ones who are making me jump through these hoops, who are making it as inconvenient and time consuming as possible, and I will blame them to the end. Not...

Bank is refusing to remove PMI on 78% LTV mortgage without a home inspection

The Homeowners Protection Act of 1998 requires lenders to remove PMI once LTV is <78%. However, the law was written such that LTV of 78% is based on the amortization schedule, not the amount of principle repaid (hence my issues). If only they had added that provision into the law, which is...

Bank is refusing to remove PMI on 78% LTV mortgage without a home inspection

My coworker that is currently buying a house, and just made an offer that was accepted, was preapproved by several banks, and was between Huntington Bank (on my recommendation) and another local bank in which one he was going to get financing through. He was leaning toward Huntington because of...

Bank is refusing to remove PMI on 78% LTV mortgage without a home inspection

Thanks. Hopefully I won't need an appeal... Yep. I wish I had asked the question in an email instead of over the phone... Unfortunately I don't have a monetary gift coming to pay the mortgage off. I doubt interest rates are going to come down quickly enough to make refinancing a...

Bank is refusing to remove PMI on 78% LTV mortgage without a home inspection

Thanks to everyone who responded. For the record, I am going to pay to have the appraisal done to get rid of the PMI. I'm pretty salty about this, and I truly believe the bank's actions here are predatory and against the spirit of the law. It's actually not as much about the cost of the...

    Poll:Crisp new bills

Precisely my point in not have larger bills.

Bank is refusing to remove PMI on 78% LTV mortgage without a home inspection

Yes, I guess they are actually looking for the actual LTV. However, they're using a loophole to do it. The PMI reform law was written to protect home buyers from exactly what Huntington Bank is doing. However, because the wording of the law specified only the LTV based upon amortization...

    Poll:Crisp new bills

I really don't use cash all that often, but I've never heard of wrinkling bills. I see the thought process behind it, but never considered it myself. I do keep a small amount of emergency cash in my safe that I never touch. I keep it in mostly 20s, nothing larger, as if it's an emergency where...

Bank is refusing to remove PMI on 78% LTV mortgage without a home inspection

Unfortunately, no. I'm at 76.x% LTV right now. I actually asked the manager on the phone "if I paid off all but $100 right now, but was still prior to the 78% amortization DATE, would I still need an appraisal?" Her answer was yes. My ACTUAL LTV is completely irrelevant to them. Only the date...

    Silver Coin Collecting Question

I also prepare for potentially harder times. In addition to PMs, I keep stores of food, water, ammo, and other items that could potentially be used in the event of harder times. I fully expect to never have to use any of them in that situation, but I'd rather have them and not need them, than to...
