What some of the posters are trying to say is if this is a surprise to you now, there is a good chance that there will be annual "surprise" expenses that of course aren't surprises. And that could endanger your long term financial well being. I've seen this movie with many friends and it does...

If tax avoidance is your goal, just find the cheapest option. A shorter term (1 yr coverage) and longer elimination period (90 days) will lead to the cheap options. Or move out of WA.

OP Are you selling your old home? If so you could finance the purchase of the new one then have the security of paying it off when the old one was sold. If not it's just simple investment math - can you make the interest rate on the loan multiplied by your future tax rate?
