    For wannabe future retirees: note the common theme of "and having a paid off home" appears in many/most of the posts relating to comfortable retirements with lower nest eggs. Interesting that while working/accumulating the focus is on a "number" (1M, 2M, etc.) for retirement planning. IMHO...

    Just a guess, but fixed fees might become very popular. This lawsuit/settlement is going to be the biggest change to selling real estate in the US in decades. It should be interesting.

    1. Media is running with "6%" commission rate while explaining changes. Fixing commissions between different brokers has been an anti-trust (illegal) issue for decades with huge penalties levied from DOJ. Read the early posts and you will see many various "typical" commissions country wide...

    I would encourage you to look at how much $ you have spent in rent over the last 20 years, then project out (with inflation) to your age 85 or so. You might want to REALLY consider buying a home. My over 65 friends that do not have paid off homes, or are renting are really hurting these...

    Also, (forgot to add) find a vinyl that is not easily faded. I still see homes with the "patchwork" vinyl look (usually from the darker/more bold colors) where matching the existing color was not possible.

    OE brakes. Seems like brakes needed replacing around 40k in the 60's-70's when I was a new driver. Last 3 cars I have owned, the original brakes lasted into 90k, and once to about 105k.

    1. Dog groomer is cash only, not even checks. They remind me when they make the "Poochie is ready to be picked up" call. 2. Too much of a yard sale lover to not carry cash. Can't use the credit cards there, but I do have fun passing $2 bills to the young'uns.

    Moved to large city, Midwest, LCOL in 1983. Rented for 6 mo., $475 a month (3/2 apt.), then bought a 3/2 ranch (needing redecorating), $63k, $700 mo. (+/-), fixed 30 yr. @ 12%. Near identical home in same school dist./nearby neighborhood is $267k today. Same apartment type rent is $1300-$1500...
