Checking in with a quick question RE: personal home AA

On the HLOC strategy I would maybe take at max 10% of home value to flood into equities and those shares wouldn't be touched for years. I would pay the cash back to the house before interest if possible but the cost basis the cash is used on should deliver in such a situation ....... "should"

For those that know FL im looking at places in old winter park. Seems like the safest bet for insurance and valuation rise.

Checking in with a quick question RE: personal home AA

I lived there about 20 years ago. I like the areas I am focusing on. I know what you mean about the differences. Things like the LTCG are bigger issues. I’m getting a really low return for what is paid in taxes here.

Checking in with a quick question RE: personal home AA

I feel like this discussion takes many different faces, depending on the scale, but what I would seek to do is in an event where in my portfolio bonds are valued higher than stocks to a severe degree. I would like to take 10% cash or something against the value of the house something that it’s...

Checking in with a quick question RE: personal home AA

I wouldn't even be able to sell enough equities to raise money to buy a house here in the state of Washington because the governor Jay Insley has added a long-term capital gains tax and whether it's actually legal or not it just makes me too uncomfortable to screw around here. I need to rent and...

Checking in with a quick question RE: personal home AA

I would only pay cash for a home and only buy what I can afford. Moving from the Seattle Washington area to the Orlando Florida area represents a tremendous discount in cost-of-living from what I've been able to observe and my own experience previously living in Orlando, Florida, and then moving...

Checking in with a quick question RE: personal home AA

Plot twist : Any thoughts on buying a house outright and then using a HELOC or Home Equity Line of Credit to buy stocks in a down market. Does this give the house more Bond like liquidity? (too experimental?) id pay for any ongoing house repairs and all insurance / taxes with cash flow from...

Checking in with a quick question RE: personal home AA

What’s happening right now is with no interest rate cash available to a lot of shoppers. There’s some properties that normally would be out of my reach, but I think I could get by shooting in cash bids that are about half of my portfolio of investable assets. Getting rid of the rent line item...

Checking in with a quick question RE: personal home AA

No the 80-100k per annum is all rent no bills. Metro Seattle area. Trying to maintain my same lifestyle as when I was an exec. I’m intrigued by strategies around using a mortgage to fund some of it. Since we’re all mature adults here, I will, of course, consult with an hourly rate finance...

Checking in with a quick question RE: personal home AA

The other thing here is if I buy the house, I move from the West Coast to the East Coast, which also reduces my living expenses greatly in many ways. More specifically I would be moving from the Seattle Washington area to the Orlando Florida area, which impacts things greatly.

Checking in with a quick question RE: personal home AA

In my head using cocktail napkin math if I take half of the investable assets and put them into a very ill liquid class like the house, I’m living in and I cut in half what I’m spending right now by default I can easily live off half of that if I have a house that’s paid off. My concern is at...

Checking in with a quick question RE: personal home AA

I don’t like to talk about the numbers here, of course, but that’s kind of what the situation feels like here. I can take about 80 to 100 K of cash going out the door to rent every year by moving some portion of assets into the illiquid real estate. Thank you to everybody that replied once...

Checking in with a quick question RE: personal home AA

Hi . I have been living pretty good for a decade or more from developing a personal strategy based on strategies discussed here. I have a 70/30 with textbook international diversity in both the stocks and bonds. I have been outpacing inflation, living well and gaining. Finally got older and...

If equities drop enough that my bond AA goes 5% out of range I'll rebalance and buy some more stocks from cash / bond sales. I thought today might be the day to make the appointment for tomorrow, but now seems unsure. ERed in 2013 at age 38 - so far so good.

    Anyone here staying in Japan?

Now in ER, I find myself mostly wanting to spend time in Japan and can afford to be there quite comfortably. This however is a problem as Japan doesn't have a retirement visa and I do not want to; - Move my investments to their stock market - Marry a Japanese woman - Take on a job in Japan...

Retirement may be hazardous to your health

I worked out everyday when I was at megacorp - I still do it after FIRED but I dread the ultimate having to slow down some day. Working out and stretching regularly helps keep my joints and range of motion in tact. Diet is good to get straight too.
