    Where I am at near raleigh, prices really haven’t changed all that much from before the crash and now. Sure it dipped, but not horrible, and now ten years later you could say most of the gain is just mild inflation.

    Agreed, the option price should represent the breakeven result. Black-Shoals’s helps tell us what that is. But the premise of this thread was someone knew the market would drop, so in that scenario this is a way to leverage that prediction with maximum gain and minimum risk.

    Puts are far higher leveraged on you prediction. If you are going to make a bet you know what is going to happen, make a leveraged bet with limited downside. But to each his own.

    Their small business advisor told me flat out vanguard does not permit vanguard etfs in their 401k agreements, so if i set up a business plan with them, i have to liquidate etfs to transfer accounts.

    Question: What ratio do you use for housing expense?

    Can’t imagine any financially thoughtful person would need a ratio for their own spending decision. The ratio is meant to measure risk for banks/economists, not so much individual situations.
