Please help me game out a cost for a duplex

Prices are out of whack in my town. I'm renovating a small duplex of my own right now. Built in the 90s, 1100 sq ft per side 3 bed 2 bath. It's a piece of crap, it was made very poorly. Rent is $2400 per side. Selling price will probably be $800-$850k as 3br condo units in a nearby complex...

    Should I Sell?

I have no idea what it's worth either with or without Elon. I'm not invested in Tesla. If we go down that rabbit hole, isn't most everything in the S&P 500 overvalued by traditional P/E measures? I just know that I'm not going to own any stock in any company where I feel the same as the OP...

    Should I Sell?

You've answered your own question haven't you? These comments seem hyperbolic to me. If Elon (or anybody in charge) wanted to ruin their own company, they wouldn't be the #1 electric car manufacturer.

Fidelity Cash Management a Year Later

I do the same. And my brokerage account is setup with margin, so that if there isn't enough cash there, a margin loan is created to cover the exact amount needed. The margin loan's interest rate is high, 13% right now, but anytime I see margin, I put some money in there in a few days. So...

Why do ACH not process quicker? Is something else faster?

If you want to do things in a rush, then you probably want to be doing it via wire. What a bank charges to either send or receive a wire will vary, so you may want to shop around. Fidelity charge $0 for a wire (at least for my accounts). My local banks charge a fee to either send or receive a...

    Check Your Grocery Receipts!

If you're using Safeway's phone app and their digital coupons within, watch carefully as you need to be mindful of doing all of the necessary steps to get the coupon price correct in the bill.... They don't make it as easy as one would expect - I'm speaking from personal experience.

    geo arbitrage and living.

Be sure to research potential salaries in your new location before you move. You may end up deciding to choose a more expensive city if your future salary/pay is significantly more in the new city. Keep in mind this it not a permanent or forever decision. Perhaps another 10 years of work will...

    cutting 1/4 inch plywood

Seconding the suggestion to put a piece of masking tape on the good side of the plywood where you'll make the cut. 60 tpi should be fine. IIRC, I've got a 80 tpi blade which would of course be a bit better.

Did you file for UI? Did you figure out your monthly expenses?

My son wants to me to help pay for his very expensive wedding? How much?

How are the kids with managing their money? If they're on the traditional trajectory of the three costs of marriage, honeymoon and home purchase, and you're think about helping with these, I'd think about what total amount of money I'd be contributing to all three, then tell the son and thus he...

    Crazy Not to Own Stocks?

I'm 90% real estate and 10% Notes, so also lacking stocks. No worries from my end. Obviously there is more than one way to ER.

    HELOC Question, Seeking Advice

If you like having a line of credit, (even if it's only used infrequently), you should ask the bank about closing your current one and getting a new one. You've only got what, 3 years left on the current one?

    Dehumidifier in Basement Question

I do the same. I'm in MT, and for the ~6 months that the ground is frozen, there is no need to dehumidify. When the ground is fully thawed and ground water is moving, I need to run the dehumidifier.

Proceed or walk away from new house build

If you choose not to move forward, what would it cost to get the same home, starting from scratch now? (prices are up and interest rates are almost double, so seems like the 12% material cost difference would be trivial from this perspective)

    Possibly moving to Las Vegas

Seems like you've thought it through quite well. A home in a gated community, with a garage big enough for all of your vehicles + stuff and I wouldn't worry about crime, at least at home. And a yard with no grass and I wouldn't worry about possible future water shortages.

    Wimpy Shower Heads/PSA

I have to disagree, at least where I was in Santa Clara. My water + sewer bills were always $20-25 per month. I moved away in 2012. Now here in MT the fixed minimum in my district is $86. The Santa Clara bill included the sprinkler system, albeit a relatively small system.

You really should add some kind of caveat to this statement since it's far from a universal truth: it's completely false for my city.

    Emotion control after FIRE

How about removing/reducing some of your stress sources by hiring some help? Like Home Health Care for your parents? And/or a property management company for some/all of your rental properties?

    FIRE and Rentals

Handing things off to a PM would be great, except I have yet to find one that's going to care as much as I do. I fired mine last year. IMO there is no way to justify their monthly fixed costs vs what they do. If they fail to upkeep a home of yours, figure out how to recoup the costs of...

    HELOC's

I'd scour the internet as there will most likely be a local bank/CU with a better deal. I left CA 10 years ago, but back then had a HELOC with Meriwest. No idea if they're the best place today.

    FIRE and Rentals

To the OP - if you haven't ever been a landlord before you need to either be prepared to pay somebody for maintenance, or you need to have the ability and desire to do it yourself. Don't underestimate the potential headaches you may be getting into. I bought 6 rentals then ER'd. I'm not going...

    Flooring Options

I didn't read every response, so this may have already been mentioned: if you go LVP - be mindful of the thickness of the top layer. I built my home in 2014-2015. I chose carpet with the thickest foam pad underneath, then tile in the bathrooms and hardwood in the majority of the home. I'm...

    House renting vs buying

That's doesn't necessarily prevent what I'm bringing up. Find a brokerage that offers low margin loan rates that operates in your country. Move your portfolio there, take out a loan where your portfolio is the collateral. Use the proceeds to buy the home with cash. I can't go into all of...

    House renting vs buying

What about a margin loan? (big upside but also big potential downside) In the last year I've converted about half of my mortgage debt to margin loans.
