Ridiculous insurance increase from Amica in Houston

Just got my homeowner's insurance renewal notice from Amica: +$900 (+30%) versus last year! They said it was due to Harvey of course, but...we've had no claims...our Houston neighborhood hasn't flooded houses since it was built +50 years ago...and homeowners policies don't even cover flood...

    How does this work?

I listen to NPR but they rarely get economic/finance reporting correct. NPR reporters don't understand NPV. This article has more detail about exactly what he could lose because of the firing, but admits it's complicated and not exactly certain...

Moisture from slab warped wood floor - how to replace?

That is definitely possible, I don't remember exactly how much time they let the float dry before covering but I don't think it was very long. And given that I'm not finding an obvious source of moisture in the slab, the float is plausible.

Moisture from slab warped wood floor - how to replace?

Had a foundation guy out last night. Checked the slab, only a very slight angle, checked outdoors, no cracks in the brick façade mortar or by the windows or at the roof. He commented that the flowerbed along one exterior wall was graded too high over the foundation, recommended raking it back a...

Moisture from slab warped wood floor - how to replace?

No, afaik sump pumps are for basements which don't exist here. No, from a quick google search this appears to be a feature of a basement which we don't have. If not a foundation guy, then who?

Moisture from slab warped wood floor - how to replace?

Perhaps, but my other thought is that several other rooms have carpet on the slab and no issues...so either the slab in this room is particularly wet, or all the slabs are equally wet and the carpet allows them to breathe while the wood/vapor barrier did not...but I really don't know...

Moisture from slab warped wood floor - how to replace?

Most of the house doesn't have gutters/downspouts. Given it's been there 50 years without them I assumed they weren't a priority to add but maybe that's part of the issue. The previous flooring was some cheapo laminate. Not sure how long the previous owners had it or how well it held up to the...

Moisture from slab warped wood floor - how to replace?

Don’t think I have any drain pipes under the affected area, it’s not close to bathrooms or the kitchen. I would’ve expected areas in other rooms closer to the water fixtures to pick up problems first. Not sure how else to find the source of the water - doesn’t seem to be coming down the wall...

Moisture from slab warped wood floor - how to replace?

A few years ago we had all the floors in our 1960s house (slab on grade foundation) in Houston replaced with a mix of tile, carpet, and a floating engineered wood (not hardwood, but also not cheapo laminate). For the wood floor, the slab was "floated" up as needed to make it level, then a vapor...

    Help on Speakers

Given that your receiver is not that new, does it know how to decode 5.1 channel sound? If it's not routing the right sound (the dialog) to the center channel, then it's not going to do much good. How is the sound getting to the receiver? Your receiver doesn't have HDMI which is the standard...

Are all management jobs like this?

I actually really like the job and the area itself, the issue is I had no prior experience in it, so I'm figuring it out as I go, which I'm perfectly capable of - but it's harder to get my reports to fake it as well when they are either brand new to the company with no prior experience in this...

Are all management jobs like this?

Thanks it has been less of a problem lately although not 100% gone. Going to the gym has helped. For lack of any medical clarity, I think those muscles between my shoulder blades just get super tensed up sometimes and can't relax.

Are all management jobs like this?

Got "promoted" to management...moved to a new business unit I had no experience with or networks in, in a brand new team that was just formed, with fresh meat that had no experience in the tasks we're responsible for, and no formal support from other departments we need to get anything done...

Wrong. Screws will shear off while nails will bend and flex with the pressure. Nails are far superior for this while screws will fail catastrophically.

Worth it to upgrade lawn mower from 21" to 30"?

I'd rather not go all the way to a riding mower, don't have a good place to store it and there's a gate I'd have to navigate between the front and back yards. I can get a lawn service but that's ~$2k/year, if I buy a large mower for $1k it pays for itself in 6 months. But yeah the summer...
