I think you should go for it, but you need to make sure you have money beyond the down payment. Fannie and Freddie will do a conventional loan on 1-4 dwelling units regardless of your location.

You can't necessarily convince your family, but if they are not investing with you, you don't need to.

Start with a duplex, don't pay too much and screen, screen, screen.
