how to determine COC rate

This question is directed to those in real estate who like to use cash-on-cash calculations. I have read in a few older posts about how one should "pick" a COC rate and then use that as one possible way to prescreen properties. I don't want anyone to confuse this question with how to calculate COC. I know how to calculate it - my question is how to work the equation backwards with a known downpayment: what is a realistic COC theshold rate to choose?
