The High Cost of Raising Prices

Here in CA I pay 2 grand a year for property tax, 8.25% sales tax and the water, sewer, garbage and recycling is $1200/yr

Y'all are gonna hate me. Yesterday I mailed the check for the real estate and personal property taxes. $1,564.64 for the year, but this includes the homestead exemption because I'm over 65 that exempts the first $20k of assessed value from taxation. This for a 1,700 SF single-family house with attached two-car garage on 1/4 acre lot.

Somebody's got to have one lower than that!

Water & sewer usually runs ~$130/month (city water) sales tax is 6% and food is exempt. So not the cheapest by far but not outrageous either.

My property taxes last year were $1,227 ( 7 acres + 3 bedroom house + guest house in SW Oregon). No sales tax in Oregon but income taxes are high, toping out at 9.9% for incomes over $125,000. (SS is excluded from income). No charge for water and sewer since I have my own well and a septic system. The pump for the well runs about 15/mo except in summer months when it's about $50 on account of irrigation water use.

I've seen people on other forums complain about property taxes in upstate NY.

Here I pay around $2k property tax (garbage/recycling included) for my 3BR/3BA town home.
Water/sewer (also all exterior maintenance, pool, etc.) included in the monthly HOA fee.

We're upstate from you a few hundred miles and we're paying over 6k a year in property taxes on a 3 bedroom townhouse.

Hate you!? I want to be your neighbor and get that deal.:D

.

I remember looking at Delaware County NY back in the early 90's. It wasnt a county I was allowed to move to when I was working. But I remember the taxes were low-ish. Fast forward Im looking at a few country houses. The taxes are getting nutty. "Wait till the "free" college they just started for the poor gets into full swing. Sunshine state look out, here I come.

If anyone is interested, I started a poll last year on property taxes. Specifically, what percentage of your home value they were.

Here's the link:
http://www.early-retirement.org/forums/f28/property-taxes-by-region-83806.html

If there is really a lot of interest I suppose we could repeat this, but it's fairly recent. The bulk of the responses seemed to indicate that property taxes were around 1% or a little more of assessed valuation.

Eventually, Seattle will run out of people willing to live in far away smaller cities, and drive 40-70 miles a day for what is a lower paid job. Eventually Seattle will run out of people willing to make the morning latté that everybody there enjoys. THE HORROR OF IT!

Don't worry, Amazon will get that covered.:D

I pay $2k in property taxes, too. Mine is net of a $1k state school (property) tax rebate, so it would be $3k without it.

And I get to own and live in a studio apartment in a large co-op complex. I can't begin to imagine what my property taxes would be if I owned and lived in a house of your size here in Nassau County, New York, among the highest property taxed areas in the country.

That college thing is a joke. I work with a guy who has 2 college attending kids, qualifies monetarily and has been told by the colleges he needs to pay in full and then get a rebate from the state....... nobody has that mess figured out yet.

I should probably move. Here in eastern Pa my property taxes are $3,900 per year on a $150,000 market price townhome! That's what, 2.6%. Every year, forever. Water, sewer, and recycling is only about $480 a year, though. 6% state sales tax. Pensions exempt from tax. Inheritance tax does exist here. A neighbor recently moved to Florida due to the Pa property taxes and winters. I think inertia will keep me here in Pa though. Plus all the free concerts you can handle. I tell myself that my taxes pay for the free concerts, but it's probably the casino that moved in a few years ago.

You beat me on property tax, that's for sure! When I moved to my 1500 sf Dream Home, my assessment went up to the purchase price on the Dream Home. The result was that my property tax went from $956 to $1,668. Oh well! It's worth it to me, just to live next door to my sweetie in a wonderful house that has a garage and the big shower I always wanted.

Water, sewer, trash, mosquito control, park maintenance, and other stuff is all included in the water bill which is $25.49/month. But only $2.91/month of that is actually for water. I use lots and lots of water but the minimum is so high that I never exceed it.

Sales tax is 9.875%. So, it's not paradise here but it will do.

Yeah, I agree, But I know who is going to foot the bill.

Given the huge increase in housing prices in the Seattle area I would think that the people who work in the restaurants - servers, cooks, table bussers and more can no longer to afford to there.

I hear that every old guy will be required to take in a cute young barista to do his part to save lattés.

Ha

I haven't read every reply here but one should remember that property tax is just one data point. Some states have high property taxes but have no income or SS tax nor a variety of other taxes and fees, NH and FL come to mind.

CT is slowly demonstrating the long term effects a mobile population can have on demographics.

The old expression "Tax Exiles" from the '60s' come to mind.
