A Different Take on Rental Property Investing

I've been looking at deeded parking spaces for sale in congested areas of DC. I thought someone here could post some experiences or pitfalls (unexpected expenses) associated with whaddaya think?
...with no reasonable expectation for ER, I'm just here auditing the AP class.Retired 8/1/15.

Many years ago, my dad bought 4 individual car garages (deeded) in a large city with lots of parking problems. It has worked great for him. He's never had a vacancy and except for the occasional bad tenant, it has been quite profitable (think low maintenance and taxes). My mom is thinking about renting out her own garage since her condominium residence limited parking and she could use the extra cash.
47 years old, single, no kids. Exited the job market in 2010 (age 36). Have lived solely off my investments since 2015 (age 41). No pensions.
Current AA: real estate 64% / equities 10% / fixed income 16% / cash 10%
