A Different Take on Rental Property Investing

I've been looking at deeded parking spaces for sale in congested areas of DC. I thought someone here could post some experiences or pitfalls (unexpected expenses) associated with these....so whaddaya think?

Many years ago, my dad bought 4 individual car garages (deeded) in a large city with lots of parking problems. It has worked great for him. He's never had a vacancy and except for the occasional bad tenant, it has been quite profitable (think low maintenance and taxes). My mom is thinking about renting out her own garage since her condominium residence limited parking and she could use the extra cash.
