Business sale into QOZ (Opportunity zone fund)

So, I'm finally looking at the end of the line.. Sale of my business ($1M+) pending. I'm well situated otherwise, so I can venture a little.

Most of the profit will be in the form of long term capital gains. Quite a tax hit, but I'd like to roll over at least some of that into QOZ funds. They really
look inviting if I can stay in them for a long time.

Has anyone had much experience with QOZ funds? I'm mostly a index fund investor, but I really do need some diversification from them.
 
Color me curious also, but the best quote I read was that OZ investing was like middle school sex - lots of talking about it but few doing it. Think a 5% QOZ benefit ended last December, as there isn't a 5 year span that can elapse before a stated date deadline.
 
I have done some. You can go with a “fund” or you can do it yourself as well.

Keep in mind for real estate you basically need to build new or completely redevelop the property.

This is fine but the current economy makes it hard to find good opportunities for ground up development.
