Buying a house

Want to buy a house and pay for it primarily from the sale of my existing home. But I don't want to sell the existing until we find a new one.

Plenty of money in IRAs, but don't want to cash them.

What type of short term financing should we be looking for ?
Other options ?

I had a thread on a similar topic on this before. Options might include an Heloc, or a bridge loan. Or a straight up mortgage that you then pay quickly, and realize there will be sunk closing costs.
