anyone have any expierience with unlisted reits like wells,hines or cnl?
 
I thought Hines is a nursery operation?

I do know that they have purchased a lot of ag land, some of which is not far from urban areas.
 
Run, do not not walk, away from anyone telling you to
put money into an unlisted REIT.

They generally claim to be insulated from wild price swings by
not listing their securities. The cost :

"Wells claims that in exchange for this stable pool of tenants, investors
should be willing to pay a premium.

Wells gets it in the form of a 16% front-end fee from investors. So for
every dollar invested in the REIT, only 84 cents go into the investment."

Basically, you pay an outrageous front end load to get into
less transparent investment than a standard REIT.
 
i had a feeling this was how it ends up being.......
