Clearly it is the major portion of the bill as otherwise my tax bill would be over $3,000. This is a county tax exemption which very few Georgia counties offer. The state further provides other exemptions for seniors over 62 on other R.E. Tax line items but schools are the big hitter.

Home value per Zillow is $432K which is in line with a couple of home sales this past year across the street from my home. Shocking to me.

Georgia further exempts $65K of retirement income for seniors over 65 so I have no state taxes until RMDs kick in a few years from now. Many freebees for veterans as well leaving lots of budget for travel.
Wow 🤩 5Miler I think you just gave away one of the best retirement friendly areas in the US. That’s amazing! Now if I could just get my kids, grandkids and friends to move with me I’d be your neighbor!!

Unfortunately way too many people moving there recently. That was a big motivator for us leaving for "flyover country."

There seems to be a theme here. No mortgage.

Ours for a 2600 sq ft home is $2k for insurance, 4.5k for taxes and $200 HOA or about $560 / month.
