    House sold…now what?!

I think this is sound advice. One you are settled, you may find a neighbourhood nearby that suits you better.

    landlord seeking help

I feel the OP's pain. I have several residential rental properties that are professionally managed, and one I manage myself. I have learned over the years that I am not a very good landlord. If you can find a good property manager, I would suggest you go that way. The $300 below market value...

Well, alright... a blast from the past...

You asked "how do I even know what on track is?" I would recommend you do some reverse engineering. How much do you want to have at 57? Then do the math and figure out how much you need to save and invest each year, month or week to get you there. Some assumptions will need to be made, but at...

    28 year old from NH

Great advice here. I have been actively buying rental real estate since 2010 and really enjoy it. I think the thing you need to figure out is if it suits your personality. Don't just chase returns. Finding, negotiating, and financing a property gets me excited. I have not taken the time to...

Sell or rent out my primary house - .5M dollar question

I feel like this is less of a financial question. Do you want to be a landlord? It's certainly not for everyone. Also, how in love are you with the house? If things didn't work out with the girlfriend, would that be the house you would want to move back into? Or could you be just as happy in...

Also hit my significant milestone today!

I'm glad to hear that things are getting back on track. I bet the whole process of losing your job would have been much more difficult than it was if you didn't have that war chest stored up.

Hi I am almost 41 years old...

How much of the 1.6 million is in your personal house and savings and how much is in your two rental properties? 1.6 million generating 3k per month gross seems low to me.

How do you implement budget / tracking

I haven't read all the replies... but I didn't see anyone suggest switching to cash. The OP's issue seems to be sticking to the budget, as much as tracking his spending. That's what my wife and I did a few years ago, and have never looked back. Cash and will power.

Pay off house or dump it in the market?

When you take a 15 or 30 year mortgage in the US, is there a charge to "break it" to refinance? I have done that a few times to buy investment real estate in the past when the mortgage comes up for renewal (every 5 years for me)

Pay off house or dump it in the market?

Question for the folks that say paying of the mortgage early is only an emotional decision: Do you regularly refinance your house and invest the proceeds?

Pay off house or dump it in the market?

Ahhh... I missed the part about the company stock sell off to fund it. I read it as coming from all earned income ($3k per month additional pay down plus money from the bonus). My thoughts were that paying off $59,000 in debt in 4 months vs a couple years made good sense seeing as it would free...

Pay off house or dump it in the market?

I would definitely pay off the house this April. Once the mortgage is done, that will free up lots of cash to invest in the market. April is very soon... its not like the market will double between now and then.

Poll: 7 more years at high stress job, or 11 years lower stress?

I agree with the lower stress option as long as it actually is going to be lower stress. If you work the high stress job you may be less happy and compensate with more spending, and be in a similar spot financially, just less happy.

Dreaded counter offer with 2 weeks notice

This is not always true. I have had employees that I knew were underpaid. One asked for a 30 percent raise and stated the reason they were worth it, and we agreed. I knew they were working below market value for quite some time. Their contribution to the business kept growing faster than their...
