    Disadvantage to buying joint with the kid is that if you make the purchase on your death the kid's basis in the place jumps to 100% of the FMV at your date of death. I would rent, sell and then buy. So what double move. Stay where you are if it is all too inconvenient. SS at 70.

    I here you on that. I was more of an only child (except for the fact I had 5 siblings 14 to 20 years older than me). They did come in somewhat handy when my parents died when I was far too young. At least they could sign for me (not that they raised me).
