Adventures in building a forever home (Move in date 12/2024)

Looking great... I love our choice of going with spray foam. its 90 out and a 12000 BTU window unit keeps the 1000 SqFT at 70 no problem.

Surprisingly, the open cell foam was not any more expensive than insulation batts. All the exterior facing walls got open cell foam (5.5 inches), the ceilings got batts, the garage walls got batts, and the attic open spaces will get blown in fiberglass.

Wow, just saw this. Very nice! Surprisingly similar to ours the we moved in to almost 2 years ago today!

OP--it is coming along nicely. Love the wood beams in the living area and the fireplace/wood stove.

Fireplace is finally finished, except for grouting and plastering inside the wood storage areas. My builder did the stone work.

Interesting tidbit around the class A chimney (about 25 feet class A, 8 feet stove pipe, install and roof cap). My builder asked 3 subs to bid, one came back at $7500 with no specifics, the 2nd came back at $5500 with no specifics and even after pressing. 3rd came in at $3700, provided a complete list of parts needed for the job, and did a great job, per my builder. For reference, the parts needed for the job cost around $2000, when I priced them out. Per my builder, often subs will just throw an outrageous number out there, if they don't really need the business.

Garage doors were installed yesterday, but I have no pictures ($11000 for 1 double and 1 single door, insulated, installed, remote). Yea, everything cost $10,000+....I am so numb to it.

Kitchen cabinets will be delivered week of 11/18.

My builder is going to side the house (Everlast siding)....he tried to get a sub, but like the chimney he got prices that were 3 times what it will cost him to install it himself. I know he wishes he did not have to do it himself, only because that will be 2 weeks where he could be doing other things.

When we walked the house last week, we did change the master bathroom door to a pocket door....the swinging door did not work (36-in wide by code). In the end, it will cost me about $600 more to change it to a pocket door, mostly track cost and labour. Luckily that wall was 2 x 6, so rebuilding that area for a pocket door was 'easy'.

My dining room in my current house looks like a warehouse, as I accumulate lights, fans, hardware, faucets, etc.....either on sale, refurb or open box, in order to save a few bucks.

Hopefully I will have some pictures of the house sided next week.

Beautiful rock fireplace!!!!!

Siding starting to go on finally. Here are a couple pictures. Builder is doing it, because he can't find any contractor that will do it for a reasonable price that he trusts. It is Everlast, which is a really stout but light weight composite. I included a picture showing the color better:

I am really pleased with how it looks all together.

The compeltion date seems to be slipping...in by Chrisatmas may be in by the new year.

Beautiful!!!! Thanks for sharing your adventure of your dream home.

Those windows are fantastic and the second floor balcony is beautiful. Very nice.

So after the DW and I got back on Saturday from the house, and after thinking about it we decided that we did not want to screen in the back porch. Standing on the porch, on that clear day. Looking over the field behind and the blue ridge mountains in the distance, we did not want to muck up the view by looking through a screen, no matter how 'invisible' it was.

Luckily, Pella can provide screen doors for the 4 pane sliding door, so another $1200 to Pella, but probably $5000+ savings from not screening.

YMMV of course but we needed bug screens and went with "Sun Screen" though there are three or four similar windows. The panels slide up and down, easily stacking at the top or at the bottom and leaving about 75% of the opening uncovered. The screening is pretty much invisible to us.

Thanks for the response. We may find, after living with it for a summer/spring or 2, that we want to screen of the porch....every day is not a beautiful fall day with no bugs, is it?

Things are happenning....Cabinets went in last week and counters went in on Saturday. I will have better pictures on Tuesday when the DW and I go and work on stringing pasture fence, but a couple of picks for now.

(anyone interested, the 3 board fencing was $13.50 a foot, post (purchase and setting) were $40 per)

It is organized chaos at the house, from my vantagepoint at least. The DW is worried that we won't get the CO in time and will be homeless, I will be happy when we close on our current house, even if we live in the barn for a while (or a local hotel). The builder is moving forward with a do what it takes to get the CO, and deal with a long punch list later attitude.

We are packing up our current house, and have begun shuttling stuff to the new house.

A couple of pictures of the stair railing. This is the biggest change I made to the house, and I lost some sleep worrying about it. But, installed, there is at least 4 feet on either end to the wall, and 44 inches to the counter top.....plenty of room for it to not be an impediment. The handle rail will be painted a gloss black, the newel posts will be stained to match the floor.

Beautiful!!! Please keep us updated.

Love that railing, and the pale green cabinets are refreshing.

Looks liked I am going to be homeless for a bit......gotta be out of my current house on the 17th and builder just informed me that getting the well water approved through the health department will take 5 days and then he can schedule the final. Yes, the builder did fumble this one, and I gently called him on it, but he is such a good guy hard to get mad. I did tell him that I will take it out of him when completing the punch list😃

Best case scenario now we can get CO on 1/21, and have furniture moved in on that day. Worst case scenario the well water fails the inspection (chloroform) and he needs to hit the well with more chlorine....and the CO could be not until the week of 1/27.

Talked to the mover, and it will only cost us about another $1000 for them to put our stuff in storage and deliver when available (so 20% more).

Right now, we plan to squat in the new house for 1/17, 1/18 and 1/19, and then go to an RBB for a couple/few days until it all works out. Could always be worse....we could live in Palisades Park (perspective is everything).

Things are still a mess, but a few pics:
