First time snow-birders, looking for help

We live in Iowa, and are hoping to find a place somewhere south. We're really wide open as to where, but somewhere warmer than Iowa (which includes 99% of the world), to spend 6 to 8 weeks this Jan - Feb. Through internet searching, all I can come up with is VRBOs and Air B&Bs, but I think what we're interested in is a 55+ community that has condo, trailer, or RV rentals. What I'm picturing is a community of snow-birders where we can take our dog for a walk, chat with the neighbors, and see what there is to see in the area. Can anyone clue me in on something like that in, say, TX, AR, NM, GA, or SC?
 
Your issue is the late start, many snowbirders set up their reservations for the following year before they leave the current year. Many stay at the same place year after year. You can get a place along the gulf coast as winter is off season there. Still way warmer than Iowa, but not the popular snowbird warmer spots like AZ and FL. Any 1-2 month rental at a warmer location during winter is going to be higher priced. If you are willing to put up with some colder days, gulf coast will have mostly ok days. I am assuming you do not have an RV?

I'm not sure you will find trailer (assuming you mean mobile home?) or RV rentals that are set up as 1-2 month rentals. But might get lucky if you can rent direct form an owner of someplace. Condos probably more likely. More like an extended VRBO type situation.
 
There’ll be few condos that will allow rentals of less than three months. Some will require more.
 
Check the FL/AL Gulf Coast - Port St. Joe FL (east of Panama City Beach) to Gulf Shores AL. That area had a rush of people paying up for short term rentals a few years ago. Supply has exceeded demand and even peak summer season rates have dropped from recent years. If you find something that looks appealing, contact and make an offer, lot of hungry and overleveraged properties there. Latitude is similar to southern AZ/NM, occasionally colder, but some of the best US beaches. And warmer than Iowa.

As an AZ native, US traveler, and now long-time Floridian, there is nothing "warm" about GA, SC, and AR that time of year. Only "warmer" than your home ;)
