I closed a while ago but didn't want to mention it here until everything was in the clear.

I just bought my first home, a 3-on-a-lot in Southern California. Got a "good" deal on it, as I purchased it directly from the seller who was referred to me by a patient of mine.

Anyways, it's got a 4 BD/2 BA house in the front, and a 4/2 + 3/2 duplex in the back.

With me living in the 3/2 and the rents from the other two, it costs me $800 to make the payment which includes mortgage, tax, and insurance.

Looking forward to sharing my landlording headaches with you all!

Time, temperment, and location - I suspect real estate has anchored/funded many a FIRE - even though us stock cats 'may, I say 'may' be more verbose and prone to pontification.
 
I could have done it entirely with real estate and maybe
I should have. I kind of drifted into manufacturing and stayed
for over 30 years, which left little time for real estate,
which was my first love. I still lust after "deals" kind of like an old man still checking out an attractive female.
It's hardwired. The fact that it's going nowhere doesn't
stop you from looking.

Sounds like a great deal...Congrats! Hopefully the lineal footage between your door and theirs will deter petty requests.
