Not in a Fire/Eartquake/Tornado zone, but aren't you effectively in a hurricane zone (Hurricane Michael most recently) which is partly to blame for the increases?

Oh, yeah! It's a 130-ish MPH zone halfway between Michael's landfall in Mexico Beach and Pensacola. Fortunately, I didn't have any damage from Michael. The map is part of 2020 building code.

In addition to that, building costs have skyrocketed and the roof replacement fraud hit established carriers hard. There are not a lot financially strong carriers in the state writing new business right now, so your only choice is the best of the weakest.

Would some kind member who is a little more analytical that I take the info gathered from this thread and plug it into a spreadsheet so we can do some analytics? VERY wishful thinking on my behalf, I am being a little cheeky asking I know :), but it may be useful to see what percentage of insurance premiums are getting silly vs tolerable for a given location. ~$5k for me is not tolerable, up to about $2.5k would be.

This includes loss-of-use for up to 2 years with zero deductible and zero reduction of the recovery costs.

NOTE:
I lost my home to a wildland fire in 2006. The cost to recover is at least double what the appraisal of the home would be listed at. There's lots of expenses, clean-up alone, for recovery of a fire.

Have the ability, but I'll pass on the opportunity. Enough experience supporting sophisticated modeling to know all that would come from it is a table of curiosity and nothing indicative or actionable.

You appear to be content where you are. You're in a great place, apparently bought long enough ago to be in at an attractive price - why does any of this matter?

St. John's County was at the top of my potential relo sites. But more $$ than I want to spend at this stage of my life. Plus I've become fond of my redneck friends in LA (that's Lower Alabama, the Panhandle for the newbies):)
