Made a guy an offer to help him out today

Thank you all for the kind words and all the help, it is very much appreciated. Your points have been a gaudiness once again.

The gay called me this morning and will be talking to the owner to see if something can be worked for him. I told him I would still be able to help if it works out.

The one thing this guy could do is take out two loans one for each lot and price each lot accordingly. The amount total would still be 80K and I would be in the background for assuring his down payment. He then could sell the other lot without too much problem if he would like and for whatever amount he would lo sell it for.
 
Couple of issues I see:

The bank is going to want to know where that down payment money came from, and it almost certainly is better if the owner has it before they apply for the mortgage. Banks do not like gifts or big deposits or surprises.

If the couple mortgage the two lots, then they would be not able to move one into your name, they won't have the titles for 30 years. They'd have to re-fi to split the property I'd think. The lots aren't theirs to gift while they have a mortgage.

If you had the cash, better to buy both for $80 if that's how the current owner wants to list them, then split them and sell the one vacant one, and then sell the other to the couple via them getting a mortgage and paying you (after you also gift them 20k)?
