The ranch is up for sale that appeared on the show "Yellowstone". It is out of my price range and way to much house and existing buildings for my taste.
 
Interesting. Wouldn't 357 acres be a pretty small property in that area? Beautiful home from the pictures. $26k of roperty taxes look low for a $16.25m property but perhaps a lot is agricultural exempted.

Interesting that the Yellowstone connection isn't mentioned in the ad at all, but it has 2.500 feet on Tin Cup Creek and Kevin Costner was the star of Tin Cup. Coincidence?
 
Yup very beautiful house, although, I did notice that the guest apt shown looks to be in the horse barn. That might be a little too rustic for my taste (and smell). I really like the large sheets of glass used on the patio area to knock down the wind.

Thanks for sharing. I'm probably the only person that has never seen the show.

My late DF’s farm was just a little smaller acreage, but didn’t see that kind of value, ha ha!!
Wouldn't that be nice to get paid 30 to 60K an acre. lol

I bought a small irrigated farm in mid 80's the guy gave me a pretty good deal. He was worth millions from a business he started from nothing. I bought a junk of it and he begged me to buy the whole thing. I barely could see my way out of what I bought let alone the whole place.
In 2014 I sold that farm for 14 times more them I paid for it. Looking back I should have bought the whole place. Land prices have gone crazy in this state.

We live on a 200 acre lake. There are now about 50 homes around it. One of my neighbors was the first on the lake in the 70s. He had the opportunity to buy 1/2 the lakeshore from one of the farmers for $75K. Couldn't swing it so it slowly got divided. That side now has about 20 lots on it, probably worth 200K apiece.

Like the saying goes, they're not making any more lakeshore. They're also not making any more large ranches like in Montana. Some day in the future the opportunity to buy 1000s of acres simply won't exist.

Unless you buy it from the estate. It doesn’t necessarily disappear. Taylor Sheridan and a group of investors bought the 260,000 acre historic 6666 Ranch near Guthrie TX for over $320 million in 2022. He’d earlier bought the 600 acre Bosque Ranch near Weatherford TX. Used for filming Yellowstone and prequels but also a full working ranch.

You got that right. I have told of an opportunity very similar to that story you told. There was an old subdivision with at least 20 lots in it. No one every built there and so after many years the guy put it up for sale. I was going to buy it and turn it into irrigation farm ground. My attorney at the time advised me not to buy it because of Right of First Refusal clause. We couldn't not locate that individual so I did what counsel advised me to do, don't by. Not long after a guy I knew bought and within 5 years of buying t he was selling lots at 75K to 100K a shot. He made a ton of money. I guess it wasn't suppose to be for me. It depresses me to this day when I think about that. Lol
