All of my rides take me beyond walking distance and I have had to self rescue many times over the years. Old days with a hand pump, then CO2. The tubeless setup now changes the CO2 solution. Thanks @1242Vintage Thinking I am going to pull the trigger on a micro inflator shortly. Watch, I won't need it.
One advantage of my daily ride is that, since I'm on single track within a few tenths of a mile, the distances aren't particularly far. Even my biggest typical loop is only 20 miles and takes me about 2:40 with lots of climbing and plenty of technical sections, some of which I walk.

Another advantage is that home is always downhill and there are several bailouts that can be followed all the way down to a highway for easy retrieval if needed (or to hitchhike back to town). The kit I take for road rides on the other hand.....
 
So not getting done today, but I approved a $12k quote for landscaping.

We built in 2022, and I have been slowly adding plants/trees.shrubs, but the front of our property has a very steep grade, and after Helene and a recent ice storm, most of the trees there were lost, the remainder were scrub pines, etc which I had removed. now it is bare and prone to erosion. The needed planting is much more than I can do (I'm just too old) so 300 Pacific Blue Junipers, 25 Camelias, 15 Gardenias and 7 assorted trees (Dogwoods and Redbuds) will be planted by a local company. I can continue some slow additional plantings in the future in other areas. I'll be glad to get the front area taken care of although pretty costly.

Went to a coach’s film session event for season ticket holders of the Washington Commanders held inside their practice bubble. Ran into a guy I’ve known since elementary school.
I had to miss my urban hiking group meetup but I went to the happy hour afterwards to check out the view.
Replying to myself because I left something out. I helped a young blind man cross the street. I was walking back to my truck after taking those pictures and this guy was walking toward the corner saying "help me cross the street! PLEASE!!" as passersby ignored him. I hesitated too but decided to help. Nice guy, very appreciative, and he didn't pick my pocket or anything. There are a lot of folks around asking for help (e.g. begging) and you can't tell if it's legit so it hardens people's hearts.
 
With temps approaching 90°, sun blazing and water temp hitting the magical 75° mark, I went for my first “swim” of the season, which means I got wet. :) And it was an excuse for a delicious margarita made with fresh squeezed lime juice and a muddled halo orange. Cheers!

I did my spring pool opening today. Need some warmer weather to get water temp higher. It usually takes about 2-3 days to clear up the water after being covered since October.
 
On Monday I was able to finish all the walls/ceiling painting on my upstairs bedroom project. Then I cut, primed and painted the window trim pieces. Yesterday painted all the window frames and then I installed the trim. Today I caulked around all the trim pieces and filled in the nail holes. Then I cut new little access doors out of 1/4 plywood, cut the surround trim pieces, assembled them together and put on a coat of primer.
 
I looked at some great and famous art, then I ate lunch here, with a nice glass of Gruner Veltliner to wash it down. I also saw some famous white horses.

Unreal. Photographer was here to take pictures of the house for listing on Monday. She did a beautiful job. Listing went up about 1.5 hours ago. Two requests to see it already. This is a good sign. Fortunately the place in the retirement community where I'm moving is vacant now so if things move faster than expected I won't be "homeless". Scarier scenario is if it closes much after July 1 since I'm committed to moving in (or at least making monthly payments) starting then. Fortunately my mortgage P&I is only $700 and about $650 is principal so I'll get most of the mortgage payments back in proceeds.

Still maintaining some perspective. I remember selling one house where plenty of people paraded through (1982, realtors left their business cards back then) with no offers for quite awhile.

Having just sold/bought I understand your situation. First person that looked at ours made an offer a day later. After that point it’s all about just getting it to close. Once done, it’s a big relief. I wish you the best.
 
I replaced a bad Cat 5e keystone. Electrician used parts from HomeDepot which surprised me. Fortunately they had 1 in a bag for under $10.

Had to use a step stool, as the outlet was up the wall for tv mount. Not a good spot for the patch cable run to wireless AP either.
 
I give up on the winter freeze plant damage...if the plant still looks dead, it will fill my sixth composite trash can. I completed my Florida freeze clean up. 24 degrees took its toll...two times in one winter (Osceola Co.).
 
Another day, another mountain bike ride. On the way home I stopped at one of the local bike shops and checked my old rig in for a much-needed tune-up.
 
High winds today so stayed home. I had a few shingles on the roof flip up and had to go up on the roof two times. No travel warnings out from high winds and blowing dirt.
 
Two new pair of glasses from my local, optical guru. One for everyday, one pair for cycling. Got 3 years out of the old pairs before my prescription changed. I hope he never retires. His fitting is supreme. Progressives can be touchy. He customizes my reading zone which makes a difference.
Hung pictures in the house.
Dental appointment earlier in the day.
Dropped off some furniture we don’t need at the local consignment shop. Then off to Wally Mart for exciting stuff like body wash and toilet paper. Got $28 back from Ibotta from that stop alone.
A day of checking things off the list.
 
Another windy day so stayed around home and mowed the lawn. I also had two guys come from out of state to look at my Toyota pickup I have for sale. They ended up buying it and never bickered about the price and were tickled pink to get an 1994 4x4 in such good shape.
I hated to sell it got a pretty good profit for what I had in it.
 
Yesterday I picked up DWs car. It needed a new A/C evaporator unit (ouch). It’s 90+ degrees here so it had to be.

Took my car today thinking I needed major brake work. Shop said it was a loose brake shim, fixed it and didn’t charge anything. A relief. It helps to have a good auto shop.
