Too late for departed dad, but mom is entering her late 80's and I see the decline starting.

Before dad died, I found 24 hour in home care for him to be about $400 a day locally.

I had toyed with partnering with someone on the operation part to turn the house into a 6-pack , ( legal to do locally ). This way I could guarantee 24 hour care at home , at reasonable cost. Would want to limit it to 3 residents in the house not six. Would budget about $30k to do ramps, and convert bathrooms to handicap accessible. Rates being charged per resident vary a lot , from 3500-6000 mo. locally.

Maybe do the physical changes to the house, have her lease it to an operator and have mom as one of the paying residents. Might work out close to revenue neutral. This way would not have to deal with any of the business aspects hassle or risk.
