Chinese Painting

Hi:

I went to China last year. One thing I regretted was not purchasing a piece of Chinese art work. Well, I met a local guy back in the USA. His aunt passed away and they found this Chinese painting in her attic. I bought it from him for $25. Can anyone interpret the Chinese characters on the painting? If so, I would appreciate it. I attached photos of the painting to this thread. Thank you.

My chinese friend translated to the following:

Remember that the characters are read right to left, opposite of us:

First 2 characters (2 right-most characters): Happiness (in traditional chinese)
Following 3 characters: Forever (as in, forever be happy and prosper)
Next character: The authors name, Xiao Yang
Next character: "created this"
Following 4 characters: the year of the painting, 1984

All together, right to left: "Happiness and prosperity forever, from Xiao Yang, 1984"
