@DFW_M5, I'm glad to hear about this because I want to pay cash for my new house and own it outright. I don't mind having a lien on the old one. It is a psychological "debt-free" thing. If I rent out the old house for a short time, that loan will factor into the expense side of the investment...

Wait a minute! :D When I say I'd let the agent do everything, I don't mean that I'm hands off. I mean that I move first and let my agent hire repair/staging people and manage it as a rental, if necessary. I approve everything that costs money and needs HOA involvement doing the preparation...

Interesting thread since I just decided to move to the Houston area and prefer South Houston to be closer to more of my relatives. I wasn't planning to move all of the way to the coast but I am going close.

Planning to sell and buy a new home out of state YE2014. (Mom passed away and I need to move closer to other family.) My current home is paid off and in a seller's market. My new home should cost 75% or less than what I should get for the current one so I'm not planning to have a mortgage...

Ditto. I've had to refurbish them occasionally -- replace various parts and to a THOROUGH cleaning but once that is done, they work very well The thing I like most is that they force me to reduce clutter and stay tidy because they will get trapped on socks, papers, rubber bands or anything...

I think having the time to take the classes is a factor. Some people are w*rking or too tired from it to take classes, IMO.

My parents died "young" (78 & 86) but their parents & grandparents lived to 100 and beyond. My 97 year old uncle just lost his second wife (only 88 ) and he is looking to remarry. :D He is spry and just passed his driver's test. I hope to live well past 100.

That is what my Uncle says. He has watched his California property value wildly fluctuate for 40 years. Since he owns it outright and doesn't plan to move, he doesn't care. I love my house but I might move and/or purchase a winter place in the next 5 years so I'm watching property values...
