Thank you for the kind words. Children have never been part of the plan and that won't change. The closest I'll get to that are my step-children from my recent marriage. They are 17 and 19. There will be some expenses with regards to them for sure, but will be fairly minimal and easy to manage.

I couldn't agree more. This isn't sustainable for the "long term". Being that I'm still over 20 years away from even considering drawing any of the equity funds, I suspect I'll just leave them where they are. I'm not much for active management of those funds as they are fairly...

497 Days since my last update. I'm now 42 years old. As a reminder, I retired from the USAF in April of 2019, took a job with Amazon but left after 2 months. About 9 months later in March of 2020, I accepted a position with a large defense contractor as a Logistics Engineering Lead. It’s a...

I chose AL for the most recent purchases because that's where the numbers worked for me at the moment. I own properties in Utah, Arizona, Ohio and Alabama. I bought two 4-plexes last year and really appreciated the performance I got out of them. So I wrote letters to the owners of the other...

534 Days since my last update. I'm now 40 years old and I retired this year after 21 years and 3 months of active duty military service in the United States Air Force. I've still added nothing to my TSP account and the current value is $113,000 (up 15% from last update). I haven't added to...

613 Days since my last update. I'm now 39 years old with 20 years and 3 months of USAF active duty military service. I'm currently sitting at another deployed location, this time in Syria for a few months. I've still added nothing to my TSP account and the current value is $96,000...

So, another 930 days have passed since my last update to my FIRE plans. Here is the latest: I'm now 37 years old with 18 1/2 years in service. I'm a deployed squadron commander. My in-the-zone promotion board for Lt Col (O-5) is coming up in 2017. I'm eligible to retire in January 2018. I...

Nords, I'm not so sure i agree. Using the calculator at militarypay.defense and planning factors of 3.5% inflation, 2.0% pay raises (it won't go lower unfortunately) and a tax rate of 28% I have the following results; Retire at 20 as O-4 in 2018 = $3713/mo (before taxes) Retire at 23 as O-5 in...

I couldn't respond to the original thread because it had been some 800+ days since it was active, but I wanted to keep this one going: 6 February 2008: Hello all, I was hoping to present my personal situation and with any luck, garner some value added input from you readers who are smarter than...

    Rentals and liability.

I own 3 SFH's in Phoenix and 1 in N. Las Vegas. I simply have a homeowner's insurance policy on each property as well as an umbrella policy. I've researched LLC and it all sounds like a good idea, but what really turned me off by them is that I read that if you want to evict a tenant, you MUST...

    What is your workout

I highly recommend crossfit.com. I've been using crossfit for approx 6 yrs or so. It's very tailorable and it's completely self-paced. Of course, you get out of it what you put into it.

Fortunately, my brother lives in the first home I bought in 2008...and still lives there. He manages that one for me. After he moves out, I'll hire a manager. The three that I own in Arizona are managed by my father. He lives in the same neighborhood as the properties. Between my brother...

    Rental Property Management Software Question

Just wondering if anybody could suggest a really good and user-friendly rental property management software. I currently use MS Excel and Microsoft Money but I'm sure there are better products that offer a more customized approach to managing multiple properties. Any hands-on experience out there?

    Young Military Officer Needs Advice

I'm not sure if this thread is about investment advice or engagement ring advice..so I'll chime in on both. I'm an AD USAF mx officer with almost 13 yrs in. I was enlisted for 5 yrs. From day one, I invested as much as I could in my Roth IRA (mix of TRowe funds) and TSP. As a butter-bar, I...
