Las Vegas --Any Board Members Familiar With Condo Market?

A few times I have stayed downtown at the Golden Nugget, more often on the strip from low end Circus (I like the acts) to better properties. I few times I have walked down to Charleston and gotten a bit spooked.

Where would you guys suggest condo shopping for someone who didn't want to be out in Henderson or somewhere, but also didn't want to get his throat cut?

If I did this I likely would get a short lease apt in the target neighborhood for a while before considering a purchase.

I am getting so bored by the low volatility markets that it might help me to have some sports betting to give meaning to my days. ;)

While living in Nevada has great tax advantages, I wouldn't consider living there ever.

Las Vegas seems to showcase all of the worst of the human experience. From greed to desperation to dispair to exploitation. Las Vegas has it all.

You don't have to go very far from those resorts to see real people in need. Take away the resorts and you might as well be in Bombay.

Is that what you really want ?

Anyway thats my opinion and it's worth exactly what you paid for it.
 
While on vacation in Victoria BC last summer I met two couples traveling together in large diesel pushers that were from Las Vegas. They both had formerly been residents of oregon and later washington. They went to nevada for the tax situation. Both said the same thing, they loved it there, people were friendly, government was friendly, great place to live. When I hear remarks about the dark side of society I keep in mind that that is the condition virtually everywhere you go. But the light side is sometimes lighter in some places.
 
There are a fair number of condo conversions going in right now. You might look on the west side -- say, Flamingo to Tropicana (north to south) and Decatur to Rainbow (east to west).
 
I drove through there this summer. The building boom was still on as far as I could tell. If you stay near the strip you will find the negatives mentioned but towards the north and west there were some nice developments.

The casinos can get me depressed. You do see people who do not look as they can afford to loose at the tables.

Finally, I think they should bring back some sort of dress code. People look as if they picked up their clothing from the Salvation Army floor.

I think the prices are starting to come down I would check how old a property is some of the old apartments are being redone as condo's. Who knows what kind of problems could pop up or to what extent any codes are being brought to standard ..if I were looking I think I would buy a Condo that was built as a condo or the very least have it checked out(plumbing, electrical, structurally etc) really well by someone that does that work and is certified to do it..especially since you might not be here to do the research on it yourself. You might get in and then find out that they will need certain assessment fees because of major problems.

Where to look depends on how far away you want to be from the strip and airport and etc...I prefer Northwest up Charleston, Flamingo, Summerlin but I live in that part of town so I am partial..Henderson is nice but further away from strip..also out in the far Northwest off 95/ Durango that area is really growing but that is a little further away as well. Most areas have their own shopping and resturants, parks, golf courses etc.

It is hard to recommend where to live. The best thing to do is drive around the whole Las Vegas Area and see what you like regarding neighborhood, association costs, there are associations on top of associations , once you figure that out then you can begin to look.

There also building high rise Condo's on the strip and Casino areas but they are high priced.
