Confused about dryer sheets

I am ready to do the work of running the numbers for rental properties but the sector I am interested in (beach) is many hours away. I know many would question the wisdom of having a sector so remote, but given that its just a preference, can anyone recommend how to acquire the information I need on prospective beach properties, i.e., fair market rents, occupancy/vacancy rates in condo buildings - in order to calculate net operating income, reserve, etc. prior to purchase? I just want to know how to get to the information efficiently to really do the elbow work. Should I try to find a real estate broker and add them to my team?
