2100 Sq Townhome on a tiny patch of land.

Last year 2021:
Property Tax 2021 = $3215
Home Insurance = $801
HOA = $2112
TOTAL = $6128 or $510/month

Mine for 2022:
Property Tax 2022 = $3958
Home Insurance = $664
HOA = $2112
TOTAL = $6734 or $561/month

Note: Property tax was was way underestimated the first 3 years of new construction so i'm not surprised they finally figured out they were undervaluing our home, I had expected $4200, so $3958 seems like a deal.

Switched carriers so insurance is cheaper.

HOA stayed the same,

We have a fixed rate mortgage, but we did refinance middle of last year so we saved a bunch from last year.

My home in a Northern suburb of Atlanta is only taxed $895 per year but in actuality the tax assessment is only $632 as the remainder is for trash collection somewhat recently added to our tax bill and a couple of other small fees. Taxes are low mainly due to the exemption for seniors 65 and older which removed all school taxes and school bond costs from our bill. Clearly it is the major portion of the bill as otherwise my tax bill would be over $3,000. This is a county tax exemption which very few Georgia counties offer. The state further provides other exemptions for seniors over 62 on other R.E. Tax line items but schools are the big hitter.

Home value per Zillow is $432K which is in line with a couple of home sales this past year across the street from my home. Shocking to me.

Georgia further exempts $65K of retirement income for seniors over 65 so I have no state taxes until RMDs kick in a few years from now. Many freebees for veterans as well leaving lots of budget for travel.
Wow 🤩 5Miler I think you just gave away one of the best retirement friendly areas in the US. That’s amazing! Now if I could just get my kids, grandkids and friends to move with me I’d be your neighbor!!

Unfortunately way too many people moving there recently. That was a big motivator for us leaving for "flyover country."

Oh, there you go…your RE tax doesn’t include trash pickup…I don’t feel quite as bad about my $13k plus RE taxes now as it includes trash pick up [emoji1787]
