House 'been paid for many years ago. Cost of running? I don't know, don't feel like figurig it up. Just had my oil tank filled 380 gallons used last winter $1357.-, next fill, next Aug. electric runs around $80/mo average. Trash $ 77/quarter. Water $62/quarter, never use beyond the minimum charge. Taxes, school,town around 3500/yr. Plus some other stuff, internet, grass cutting, homeowners ins..

If you can afford more then no reason to go without. I wish I could reasonably afford to spend what most here do. I will likely spend under $12K this year all in. No one should want to do that, I would like to spend 10X that or even 3X that.

My FIL lives on the cheap, works for him but not where I would want to live or the lifestyle. So sometimes it comes down to choices.
 
We live in northeastern NJ fairly close to NY City - close enough that I can see the tips of skyscrapers. House was originally constructed in the late 1950s but we have completely renovated it from top to bottom over the 27 years we have lived in it. Size is about 3000 sq ft.

We have no intention of moving even after my wife retires as we really like it here.

8) Internet (This is really a Mandatory Expense) Cable & TV however may not be. $65/month internet

10) Pest Control we do ourselves, but still spend maybe $5/month on mousetraps, mosquito repellent, chemicals to put in sprayer
11) HVAC Maintenance Contract $0 contract, but maybe $5/month on filters

We do all we can ourselves, but still budget for eventual appliance replacement, roof replacement, garage door opener replacement, washing machine and dryer replacement, AC replacement, painting, foundation repair, plumbing parts, etc. I'm not sure how people get this to 0? We only do repairs, not upgrades, but our last roof was $12k, and our last AC unit was $9k. I paid $2k to have an enormous dead water oak removed. Even the water heater we installed we $400.

I heard some areas give a significant property tax discount to home owners 65 years or older. DW's relative had their $5000 tax bill cut to less than $1000.

With a paid for house, low tax bill, and some DIY maintenances, the basic living cost should not be that much.
 
I dunno about figuring out monthly housing expenses. So many items are highly variable, even my electric and water bills, let alone non-recurrent items that pop up randomly.

Even an annual summary does not work for me, because of infrequent big major projects. I could look at Quicken and get a total for the last 10 and 15 years, but for a long period like that, I would need to adjust for inflation. So, this will have to wait.

But just looking at the numbers from posters, I think not too many people are DIY'er to the level that I am.

I have no idea. I know how much I spend on average for everything which is what I look at. Anecdotally this is going to be a big year for the house operating budget. New well, renovate the pool, major tree work. Probably a $30K hit to average.

We FIRE'd with a mortgage (2.75%), 4,400+ sq ft house (6,000+ finished space including basement), 7+ acres of land, rural bedroom community of a major east coast city. Property taxes are $0 due to various programs involving both VA ratings and land use programs. Land maintained/mowed by contractors. Total average monthly spending including mortgage, utilities, lawn care and insurance: $3,613. Lumpy expenses this year for new roof and driveway: approx. $57,000.

I am surprised to see all the zeros on pest control. Since the house is an asset , I figure you would at least spray it for ants and the like at least once a year. Maybe you all don't have bugs in other parts of the country?


Yes, I put $84 a year just because I know it isn't zero. I'm pretty sure it is higher. My wife spends money on lawn products that I don't see or try to follow. Up until 18 months ago we had a very filthy neighbor, whose house was a breeding ground for mostly roaches. Once they died or moved and a new owner gutted the house, that problem decreased substantially.
Of coarse, down here (FL.) they aren't roaches they are Palmetto Bugs! Newcomers are shocked when the see their first Palmetto bug. :LOL:
 
When I did the calculations for the new place I also lumped in the auto insurance, as it is mandatory.
I have a $1500 lump set aside for all that. The power bill will be fixed at the minimum by solar panel installation.
 
I have 5 friends in Florida that were denied home insurance because of their Solar panels. Seems contrary to common sense in Florida ..... Really! 3 of them removed the panels and the other 2 removed their roof from their policies. Go Figure.
 
I can see the reasoning. if the panels are installed over a roof with a limited life, there will come a time where they will be in the way of repairing a leak.
I am installing standing seam metal which will last longer than the solar panels.
 
We don't track our expenses. I do an expense estimate every year and do an annual expense. As long as what we sent was close (within 5% or so of our estimate, we call it good. This is this year's budget for the items you asked. I do not estimate or amortize major repairs' expenses. They come unexpectedly. Home is in northern illinois,2140 sq FT bi-level, built in 1987.

I'm not sure why auto insurance in included in the request for "home" expenses.

I was calculating how much our home cost to run and how much increase there would be in 2023. I recon it will be 25% more this year. I will not know exactly till December as we have not had our Home insurance bill yet.
I budget 10% increase a year. This was a bad year.


These would be Mandatory expenses that one has to live. does not include Medical


Medical should be considered Mandatory IMO. Maybe more important than just a roof over your head. Or at least close.

Perhaps the insurance company realized solar panels could easily be removed by a big wind event.
 
The HVAC contract zero plus zero repairs is throwing me in these responses.

I'm assuming the cost is negligible and thus just ignored.. or are people really never having their HVACs checked out yearly, every other year, not unless they break? I mean furnace filters cost something.

Dryer vent cleaning? does everyone really do that themselves? Ive had a few friends have theirs catch on fire and mine almost did when the hose got disconnected when moving it back in place...so I no longer do it myself.
