$22,000 home AFTER renovations....this is what you get....

Some of you may have noticed in some of my threads I mention a few rentals I own. The one I'm currently trying to rent was acquired for $12k, carried for a year, and renovated for $8500 for a total investment of $22k. rent is $595. None of the 'after' pics show it at100% completion...there's still some minor touch ups and cleaning to be done ... but I was eager to take some pics with a new camera

I wish I kept track of time invested. I'd say my total man hours were about 200-250

If I could move this house about 5 miles away, it'd rent for $1000 max. Still cheap compared to the rest of the country

i didnt want to waste the time pulling them up (vanity and toilet stayed)...for a customer or myself iwould...but a rental....nope!

Seal up good with white mildew proof silicone at the seam and you'll be good for 10 years or so before you'll want to scrape it off and redo it.

Or get some new plastic toe rail and run that all around with some silicone and a few brads.

1) It was either that or Detroit for a $22k house.

2) Can't you tell from the pics of the house? The flashings clearly indicate Central Ohio.

3) I happen to know thats where thefed is.

You could always step up to this. Its John Galts "Waterfront property", but I'll bet you can get it for a little bit less since it was put under about 8' of water last year...

And yeah, thats an old manufactured home that was dropped on the edge of a floodplain...
