~3,300 sq ft house with attached 3 car garage (1,000 sq ft) and shop (1,000 sq ft) and 1.5 acre lot.

7) House Water -$400/yr.
8) Internet, Cable TV -~ $2,400/yr.
9) Umbrella, Auto, Flood & Home Insurance -$~2,400/yr

11) HVAC Maintenance Contract -0-
12) Property Tax -$~5,300/yr
13) General Home Maintenance; HVAC (maybe $500/yr annualized) Pool ($0), Roof (maybe $2,000/yr annualized), Windows, Painting ($50/yr DIY)

Total ~$20,000/yr. Seems cheap for the enjoyment we get from the property.

You made me look. SF Bay Area, 3200 sq house built in 1988, purchased in 1997. I knew it was high, but....

Mortgage, rent, HOA - $0

Property tax - $12,789/$1066 (thank you Prop 13 as my neighbor who bought their house 4.5 years ago, same approx. value, pays $30K!!!

Insurance (home, EQ, umbrella, auto) - $14,770/$1,231

Electric - $2,570/$214 (~$100/mo is attributable to our EV. We are in process of installing solar & battery pack and our costs will drop to $10/month until July 2024 when it will increase to ~$100/month as our Legislature has decreed that the haves will pay for the electric costs of the have nots)

Gas - $1,426/$119

Water - $806/$67

Trash - $778/$65

Landscaping - $1,910/$159 (This is for hires 2x/yr to trim the patio trees and 4x/yr to do the pruning I don't want or don't know how to do. It does not include the $3-4K every 4-5 years to prune our oak trees)

Landscaping my plantings - $2,928/$244 (A bit high this year as I purchased 2 very expensive pots. Usually closer to $2K/yr.)

Internet - $960/$80

Pest Control - $1,872/$156 (quarterly ant spraying and monthly gopher control (what control :LOL: the gophers say))

Home Maint misc. - $2,548/$212 (A bit high this year due to $1K in plumber cost to add a 5th hose bib)

Total - $43,396 yr/$3,616 mo

A lot, but in this area, this is still cheaper than renting :facepalm:.

Mortgage $1300 - interest too low to ever think of paying it off.

Maintenance $25 - we have a $300/year service contract on the Rennai, HVAC, furnace.
House is virtually new so the builder has taken care of anything that wasn’t right. Exterior is pretty maintenance free. Roof is a lifetime metal.

So $2011/ month.
The money I would use to pay off the mortgage is making $2200+ a month, tax free. So we are in essence living here free without including the appreciation which has been about 27% overall on the value, but 42% on equity

The house I just sold in The Woodlands, TX (owned, 2,000 sq.ft.) was $1,236 per month, all in.

My annual budget is $2K/mo for the "roof-over-our-heads" expenses, which does not include auto insurance, though I did add it here. We usually underspend that, but are a lot closer in years when there's more home maintenance or replacement of appliances.

I'm not going to figure this one out, but I have estimated the new place to be about 1200 a month.
 
This exercise got me thinking (dangerous as that may be):D:D.

Our total spend to maintain a home is only 18% of our SS (after Medicare deduction), and only 27% of the higher one, when only one of us is around.

Which means, both, or one, of us could pretty easily live off just SS, if we had to.

It would not be extravagant, but it would not be meager. Comforting, to a degree.

Mine are $610/mo. Property taxes are killer at over $3K on a $160K house. Housing costs are $7,320 which is more than half of what I will spend 'all in' this year.
 
Southern Oregon - 5 br/3000-ish sq ft

including $1500/mo mortgage (Thankful for 3%!)
 
I have the info as utilities are broken out by type in Quicken plus HOA and home maintenance, but it’s way too much work to retrieve it! (And I basically don’t care anymore.)
 
Rent $613/month.
Water/Sewer/Pest Control: $40-45/month.
Internet/Cable TV: About $26/month.
Food: $100
Electricity: $175/month (higher than ever from last contract). This will go down to $100 next year.
Cell phone: $25/month.
Renters insurance: $9.58/month.
 
It occurred to me to investigate how much someone would pay if they bought my house now. A 30 year, 20% down payment mortgage would cost about $5285/month (P&I only) at current rates. That would bring the carrying costs of my house to $8045 per month or $96,450 per year. I'm just hoping that wealthy millennials are interested in my neighborhood.
 
With a mortgage, HOA, yard, pest, and pool service and $500 in monthly estimated repairs, our monthly average is $4700. But that includes $1000 equity increase in our home monthly from the loan repayment alone (not including appreciation), so let's say $3600.

Including appreciation, my cost for 36 months has been <$11K> per month!

I do the mowing (electric mower) and I trim the hedges. Wife likes to plant and garden.

If I decide to pay all of my Heloc balance when I cash my iBonds next year, $1208/month will be $838/month.
If I decide to pay 50-60% of my Heloc balance next year, I could get it down to about $1,000/month.
